Asphalt is very strong and durable. However, if not properly maintained, the elements will take a toll on it. Elements such as ultraviolet rays, heat, cold, snow, and rain all affect asphalt by degrading its binding properties. The breakdown of the binding agents leads to cracks and crevices and ultimately potholes. As asphalt ages, it dries out and changes color from pitch black to dingy gray. Asphalt needs to be properly maintained by performing routine seal coating, crack repair and filling, patching and overlays.
* Seal Coating
* -; In most situations two coatings is adequate to rejuvenate old asphalt. The most effective method for applying the seal coat is that of the self-propelled squeegee machine. Applying the seal coat by spraying will only coat the surface. Spraying will not penetrate into the tiny pores, cracks and crevices needed to adequately protect the asphalt.
* Crack Repair and Filling
* -; In parts of the U.S. where winters are harsh, like the Midwest, the freeze-thaw cycle can wreck havoc on an already comprised

Unless repaired the cycle continues over time until it is no longer a crack but rather a pothole. Once it is a pothole filling is not a viable option and the area must then be patched. In hindsight, crack filling is very cost effective over the long haul as it costs significantly less than patching.
* Patching
* -; As time marches on, blacktop will fail. Patching is necessary in the case of potholes. If the pothole is the depth of the asphalt thickness, water will penetrate the base, causing even more deterioration.
Overlays
* -; Even with routine maintenance asphalt will eventually need an overlay. An overlay is essentially a new top layer over the existing asphalt base. The overlay is usually between 1-1/2 to 2-inches thick. The overall condition of the asphalt will determine the thickness, so generally the poorer the condition, the thicker the overlay.
asphalt blacktop in Columbus are significant investments and as such are worthy of a routine maintenance program. A properly maintained asphalt lot or driveway can easily last an average of 30 years. Most manufacturers recommend resealing the asphalt every two to three years or earlier if it turns gray.
